4. We talk if you want
If the analysis prompts questions or you would like to discuss switching management, we will set up a call. If you would rather take the numbers and negotiate with your current manager, that is fine too. The analysis is yours either way.
Why we offer this for free
Two reasons. First, most properties benefit from a fresh set of eyes, and we would rather start that conversation by being useful than by being a sales pitch. Second, owners who see the actual numbers usually move to a better arrangement on their own. Sometimes that is us, sometimes it is not. Either way, you have better information.

What if I'm not in Chattanooga?
We focus on Chattanooga, Hamilton County, and the adjacent North Georgia counties (a roughly 30-mile radius from our office). Outside that radius we may not be able to provide accurate comps, and we will be upfront if that is the case.
What if my property isn't currently rented?
Even better. We will estimate what it should rent for if you put it on the market today.
What if my property needs work?
We will tell you. The analysis includes a condition note where it matters. Sometimes a small investment unlocks a meaningful rent bump.
Will you contact me repeatedly afterward?
