Your Paycheck Pays the Bills. Your Rentals Build Your Future.
One property. $609 a month in projected cash flow. Here’s why quality beats quantity every time in real estate investing.

Last week, I shared why I believe this market is creating the greatest real estate buying opportunity I’ve seen in over a decade.
Today, I want to talk about what to buy, and something I think gets lost in real estate investing:
Quality over quantity.
I’ve been to so many masterminds where people talk about how many doors they own.
Once you get into the conversation, you sometimes discover they own a small percentage of a syndication with hundreds of units. Their share of the cash flow? Nothing. In some cases, the property is losing money, and they’re being asked to contribute more cash just to help keep it out of foreclosure.
That’s a very different story than the door count suggests.
The Investor You Actually Want to Be
Then picture the investor who makes a modest living and quietly owns 4–6 solid rentals.
They’re clearing $5,000 a month after the mortgages and expenses, while their tenants help pay down the loans that they have not already paid off over the last 10 years of buying a property every few years.
No impressive stage introduction. Just $60,000 a year in positive cash flow.
For a family spending $10,000 a month, that covers half their living expenses. That’s a pretty big deal.
Not to mention their net worth is now in the multiple 7 figures… They didn’t do anything flashy or risky. Quite the opposite actually. They bought quality assets in solid locations and just stuck to the script.
I suspect plenty of investors facing another cash call would gladly trade places with that person.
That’s why I care much more about what each property produces than how many doors someone can claim.
And it’s exactly why this opportunity caught my attention.
The Opportunity: 813 Kay Circle
One property. Over $600 a month in projected cash flow.
Our sober living home at 813 Kay Circle is now available at $379,000, with an initial appraised value of $425,000 once we remodeled it.
That’s $46,000 in equity above the purchase price, before transaction costs.
With 25% down and yes… a 7.5% interest rate… you are still set to make approximately $609 a month in cash flow from day one.
This is after:
- Mortgage principal and interest
- Property taxes and insurance
- Property management
- Maintenance and capital reserves
To put that in perspective:
Three rentals clearing $200 each = $600 a month.
Four rentals clearing $150 each = $600 a month.
This one property projects slightly more than that on its own.
That’s a comparison of monthly cash flow, of course; the capital required and risks differ. But it illustrates why buying well matters so much.
