The 5-Home Plan That Beats FOMO…I’m looking at you Bitcoin!

The 2010 housing: I began my career helping investors buy at the auction steps in Phoenix and the average purchase price for a 1200 sq ft 3 bed 2 bath home was $30,000. Those same homes now sell for $400,000.

So now the temptation is…

Crypto. What is the next bitcoin? Or will bitcoin go up to one million?! 

*Reality: Statistics show that over 90% of cryptocurrency day traders lose money, with 80% quitting within two years, often due to high volatility and emotional decision-making.

How about tech? They seem to be making all the money these days…AI is going to take over the world so better to jump on that bandwagon EARLY and outsmart everyone else.

*Reality: Approximately 90% of tech startups fail, with 70% failing within 2-5 years and 20% in the first year.

*Only 1.5% of startups achieve a successful exit of $50M+, while 97% of hardware startups fail

*Over two-thirds of startups never deliver a positive return to investors.

New AI startups

Reality: Just over 97% of hardware startups fail. In some sectors, like AI, 99% of companies are considered “doomed to fail” by some analysts, often due to over-saturation or lack of true value.

If you are a person who struggles with FOMO… You should know that if you decide to channel those emotions into trying to pick winners and losers in the market, the odds are just not in your favor.

In fact: In 2022, data indicated that the average active, self-directed retail trader’s portfolio was down roughly 30%.

If you have made it this far and you can relate with having those feelings of FOMO I am going to give you the most tried and true bullet proof recipe for investing that has withstood every market boom and bust for the last CENTURY. 

Even better…If you follow this advice, you will have a net worth in excess of a million dollars five years from now.

The answer? Stacking one boring rental property on top of another for the next 5 years. 

  1. Buy a home in an area where people are moving to. Use Uhaul statistics to see where moving trucks are moving FROM and more importantly moving TO.
  2. Buy a home in a suburb (not a townhome or apartment) just a simple 3 bed 2 bath rancher in a B class neighborhood
  3. Buy at an affordable price point (Around $250,000) where the majority of Americans can pay a reasonable price for rent that is of course higher than your mortgage. If you cannot find a home in this price point in your market, do your research and find a market that does. (Hint…I hear TN & GA have these properties in abundance).
  4. Hire a professional management company to place qualified tenants and manage your property so you can stay focused on your day job
  5. Rinse and repeat for the next 5 years.

Proven? US housing prices over time have surged by 290% from 1995 to 2025, nearly quadrupling in three decades.

Risky? The housing markets biggest decline EVER in the last 100 years? -8.6% in 2009.

So yes, while prices plunged 8.6% in 2009…Home prices nationwide still climbed 290% over thirty years. A dollar of equity in 1995 turned into almost four dollars by 2025.

Bottom Line here: Real Estate is better BOUGHT and never SOLD.

Cash flow?

About $100/month.

Definitely not feeling very wealthy at all after the first one. 

Now here’s where small investors misunderstand the game.

Real Estate Wealth Doesn’t Come From Cash Flow 

Each property quietly produces:

  • $1,200 cash flow
  • $3,000 principal paydown
  • $7,500 appreciation (3%)

That’s $11,700 per year in wealth growth. Cash flow was only about 10% of that equation.

BIG PICTURE: You control a $250,000 asset with only $50,000.

That’s leverage.

That’s the kind of debt banks are happy to lend on over and over and over again on. And banks are not in the business of losing money. So if they continually lend on these assets, pay attention.

I have noticed that it is at the 5 home mark that the compound effect start to kick in which in turns making it easier to fund future deals potentially from the equity built on year 1… In addition to this,  having 5 properties offers a solid balance of income and diversification to withstand economic shifts, often referred to as a “fortress” strategy.

This is by far and away the most tried and true model for wealth building in America that exists. Over 90% of millionaires own real estate. Seems to be fairly well correlated to wealth. 

The Hidden Bonus of owning real estate with long term debt? Inflation

Your mortgage payment = FIXED for 15-30 years

Your rent? Rises with inflation almost every year.

Inflation:

  • Shrinks your debt in real dollars.
  • While rent payments increase year after year
  • You get to pay down future debt with diluted dollars over time thus using inflation to your ADVANTAGE!

Here is the ugly truth that people who feel safe by hoarding cash in their savings account…

Inflation destroys savings but rewards long term leverage over time.
